This project for Elia Asset is located at Quai Léon Monnoyer in Brussels. It consists of a BREEAM-certified ensemble comprising 10,000 m² of office space (NZEB), a photovoltaic parking canopy for 200 vehicles, a cable park, and several depots.

The new building is set on contaminated ground and completes the existing industrial fabric along the canal. Its form follows a slightly folded V-shape parallel to the waterway, with landscaping organized on a diagonal grid to visually connect old and new structures.

The six-level volume has a compact layout and a shallow depth. The envelope is made of prefabricated timber passive curtain-wall elements, with wood finishes on the interior and recycled anodized aluminium sheets on the exterior. The project integrates passive design criteria, pollution mitigation measures, ecological water treatment, material selection controls, waste management procedures, extensive planted areas, and BREEAM requirements.

The total surface includes 10,000 m² above ground and 24,000 m² dedicated to the cable park, parking, and landscaping.
