Project
The First is the renovation and redevelopment of a former office building located on Rue de la Science and Square Orban in the European Quarter of Brussels. The project is completed and delivers a mixed-use program combining offices, service-production spaces, and a Horeca unit with a landscaped terrace.
The renovated building provides 7,445 m² of office space, 870 m² dedicated to service production, and 239 m² for Horeca uses, for a total surface area of 8,554 m². Originally composed of six levels, the building was extended to eight levels through the addition of two floors built in a mixed structure of wood, metal, and concrete. The basement includes 50 car parking spaces and 49 bicycle spaces.
The project was developed by Union Investment Real Estate GmbH (Belgian branch) with Eaglestone, and designed by Assar. It has achieved BREEAM Excellent certification and a PEB A+ rating.
The environmental strategy includes circular construction principles, photovoltaic façades and roofing, rainwater management, biodiversity measures, and the reuse of heat produced by an on-site data center for space heating.
